Most garden offices are timber boxes that cook in July and need a fan heater in January. An earth-sheltered pod holds a working temperature all year, blocks the mower next door mid-call, and comes with underfloor heating, full insulation and real acoustic mass as standard — because it is built from vaulted concrete, not cladding.

Sizes
Most offices are built from the Small Living range (10–29m²): Modular 10 or MINI 10 for a one-person studio, Modular 20 for office plus meeting space, Modular A when the office should also be the best room on the property.

Yes — that is the point of building it earth-sheltered. Full insulation and underfloor heating are standard, not upgrades, so it works in January exactly as it does in June.
The module itself installs in hours; groundworks and connections take days. From first call to working in it, allow for the planning window — which we manage.
A permanent, insulated, warrantied structure is generally viewed by valuers as adding utility and value, unlike timber outbuildings which depreciate. See the FAQ for the honest detail.
